A Day in the Life: Valuation Visit to Central Manchester

Yesterday, our team embarked on a valuation visit to central Manchester, a day that was as unpredictable as the weather. The day was a mix of hot sun and sustained torrents of rain, a true testament to the unpredictable British weather.

Our day started with a quick stop at Starbucks, a decision that always seems to frustrate our family team. The thought of spending £10.50 for two cups of coffee and a water is a bit hard to swallow, but the caffeine boost was necessary for the day ahead.

Upon arrival in central Manchester’s Brewer Street, we were greeted by a downpour that could have easily been mistaken for a waterfall. Despite the weather, we managed to find a silver lining in the form of “La Collina“, a gorgeous little Italian style bar and daytime coffee house.  A place that is well worth stopping for a coffee if your close by https://www.facebook.com/LaCollinaNQ/ Here, we indulged in fresh bread and olives, accompanied by rosemary-covered chips during our 45-minute lunch break.

Our next stop was Vantage Court, where we were warmly welcomed by a genuinely helpful tenant. We were shown around the apartment, which we hope will be on the market for all to see within the next few days. You can take a sneak peek here.

We were then supposed to return to 69 Victoria Crescent, Eccles in Manchester, for internal pictures and to complete our appraisal originally begun for our vendor (a surgeon) on the 10th of May. However, the jobbing builder claimed to have “got a better buyer” and ran away from the property in an effort to avoid our professional appraisal. Unfortunately, the 16th of July was to no avail once more, as it was not “convenient” to be let into the property. We are fully expecting and indeed hoping that 69 Victoria Crescent will be back on the market with us shortly – “Once we are able to complete this long-standing and long-anticipated appraisal”.

The return journey was a test of endurance, with two and a half hours of driving rain across the beautiful heights of the M62 motorway. Despite the weather, we were encouraged by the levels of new build development taking place in Manchester and the number of potential sites easily accessible within 2 – 3 miles of the city centre. Finally, we returned home relatively early in the afternoon, with some members of the team relieved that it was too early for our local takeaways to be open. This meant they could relax without the temptation of ordering dinner time treats from Thai Sabai or Asha.

All in all, it was an interesting 14-hour day, which compared to the last 5 months or so, is a short one for us. Keep an eye out for our updates on Vantage Quay here.
